As a seller, taking curb appeal into account can be incredibly important:

To visitors and potential buyers, your home’s outdoor appearance can be a major factor in how valuable they perceive a property to be, and how enthusiastic they are about making an offer.

If buyers can’t immediately envision themselves living in and enjoying a home from the outside, there’s no guarantee that seeing the rest of the property will change their minds. 

Here are some do’s and don’ts:

New listing - your time to shine!

    The new listing period of about 2 weeks is the most exciting and important time frame in the selling process.

  • Price range

    First, your house has to fall into the price range to attract the right buyers.

  • Action

    The first impression of the home will call the buyers to action.

  • Top dollar

    The price and appearance must make sense to the buyer. If you want top dollar, you must prove it is worth it from the outside in.

Is it worth the investment of time & money?

  • Buyers form opinions starting with first impressions of the outside of the home. This usually starts with MLS photos followed by in-person and video tours.
  • A neat clean exterior implies pride of ownership and upkeep of maintenance.
  • The pandemic amplified outdoor living as a very important feature of a home.
  • Appeal to the largest audience. Not all buyers want to garden. Make it look low maintenance.
  • Tip: take a picture of the front of your property.
